The cafe is small, but with a kitchen in the rear and a paved garden in the front, plus big glass frontage. Most importantly, it has the necessary permissions in place, which is a huge time-saver.

Included with the cafe is the house next door, which is currently lived in by the present owner. It`s in pretty good condition, not many straight lines, but the roof is leak-free and it certainly doesn`t lack character, although there is currently no indoor bathroom. Water and electricity are provided.

Next down from the house is a large adjoining barn with a wonderful arch you can see in the photos – the big doors open out onto the 1000m2 garden and its border of drystone walling. I was imagining a `River Cottage` type operation, with chickens and produce from the garden for the cafe…..

Karlukovo itself…….. is a village surrounded by rock formations and gorges that are part of some of the natural wonders of Bulgaria. A unique and distinct landscape, called the Karst region and the village is full of reminders of its situation with beautiful dry-stone walls everywhere.

To quote a guidebook, the immediate area is `unique in its magnificence, spotted with incredible whirlpools, abysses, canyons and caves, the most dramatic of which were declared nature landmarks in 1963. In this region too is the Karlukovo gorge of the Iskar river, which abounds with strange rock formations and rock churches`…….there is a heck of a lot to explore around the village, the large river, the wooded hills, the giant caves and monasteries, to name but a few.
The village is lively and the subject of increasing interest from Bulgarians seeking holiday homes somewhere special, but near Sofia. There are five or six shops on the village square, with a bar and post office. The larger town of Lukovit is close and convenient for all practical requirements and more choice in shopping. Karlukovo has its own nearby railway station which is on the main line from Sofia, making it easy for expeditions to explore the Capital and rest of the country.
